
Tim and Miranda Ard are accused of using client funds to promote a lavish lifestyle including travel, gambling, dining and entertainment.
Tallahassee police announced late last week that two Florida property managers have been charged with fraud and grand larceny.
Owner-broker Miranda Ard and owner-manager Timothy Ard are accused of misappropriating client funds from real estate company Core Property Management and using client cash to fuel a lavish lifestyle. The couple reportedly used the money for “personal travel, cruises, gambling, beauty services, dining, entertainment, and other non-business related purchases.”
The Ards came under intense scrutiny in October 2025 after Tallahassee police were alerted to “financial irregularities” in the property management company’s handling of a client’s real estate portfolio, according to an official statement from the police department.
During a review of bank records, detectives “identified evidence of commingling client real estate portfolio funds with CORE Property Management’s operating accounts, as well as multiple transactions from the company’s operating accounts that investigators determined were used for personal expenses.”
Detectives subsequently executed search warrants at the company’s offices and the Ards’ private residence, and the couple was arrested on charges of grand larceny and conspiracy to defraud more than $50,000.
“This case underscores our commitment to protecting individuals and businesses from financial crime,” said Tallahassee Police Chief Lawrence Revell. “Fraud and financial exploitation can have a serious impact on victims and the community at large, and our detectives will continue to work diligently to hold those responsible to account.”
Miranda Ard and her husband Tim founded CORE Residential Property Management in September 2016, according to the CORE Property Management website. As owner-broker, Miranda “oversees both the sales and administrative aspects of the business, ensuring that our clients receive the highest level of support whether they are buying, selling or renting.”
Tim Ard is credited with “bringing a unique blend of military discipline, technical expertise, and hands-on leadership to Core Residential Property Management” after serving “nine and a half years in the Army National Guard, including a deployment to Iraq in 2005-2006.”
