The National Association of Realtors did not comment directly on the partnership between Compass and Rocket, but noted that there are no plans to list the company in the near future and reaffirmed its support for the MLS.
Days after announcing a groundbreaking partnership between Compass and Rocket-Redfin for non-MLS listings, the National Association of Realtors has clarified its position on upcoming listings and support for multiple listing services.
NAR did not comment directly on the brokerage giant’s three-year exclusive partnership with the portal, saying there was “no national policy regarding its future status.”
The statement made it clear that NAR is completely clear on the Redfin-hosted Compass Coming Soon listings and the agreement to host Compass Private Exclusives in the coming months. Any work can be banned from Zillow if it is shown for more than a day without being able to be published on Zillow.
“Listing status is a matter of local discretion, and each MLS determines the appropriate status for its market,” a NAR spokesperson said. “Brokers and agents who choose to participate in the MLS agree to abide by the MLS’s policies and rules, which are designed to benefit consumers and its marketplace.”
Zillow’s Listing Access Standard Policy, which directly targets Compass’ three-stage marketing strategy (which includes a period of marketing properties without widespread distribution through MLS or syndicators), has been a flashpoint in the industry over the past year.
Although some MLSs allow a pre-marketing period, Zillow’s policy is that publicly marketed listings must be available for syndication on the portal and by other MLS participants within one day regardless.
In a statement, NAR reaffirmed its support for local MLSs and the broader public marketing of real estate listings.
“NAR values the pro-competitive and pro-consumer benefits of MLSs, including broad market exposure, access to marketable properties, and equal access to the general public,” the spokesperson said. “We will continue to protect and advance Americans’ rights to real estate ownership and support consumers throughout the home buying and selling process.”
In addition to announcing the partnership last week, Compass said the listings within the three-tier marketing strategy will now be available to the tens of millions of consumers who search the Redfin platform each month.
