Wow, that was fast. With the Anywhere and Compass merger complete, a new era in real estate is on the horizon. Some things have been solved, but there are still many things we don’t know. What is this new company like? And what does this mean for Anywhere affiliated agents? These are just some of the questions I still have.
13 questions remaining from the Compass-Anywhere contract
1. Will Anywhere be rebranded?
The words “compass” and “anywhere” have different meanings. One is to focus on direction. Others do not refer to specific locations. It remains to be seen how the Anywhere brand will relate to Compass, other than “Anywhere powered by Compass” or something similar.
2. What will the combined company look like?
Even though I’ve heard that “nothing will change,” this merger is too important for that to happen. Those in the know may not know yet, but are there any plans to consolidate or rename certain brands? Will some brands be packaged and spun off? Could this be an opportunity for other players in the market to acquire smaller brands that were sold after the merger?
3. What will happen to that debt?
No one wants to pay someone else’s bills. What does this mean for Anywhere’s day-to-day operations? Will cost-cutting measures be implemented, such as executive and regional leadership, branch management, staff consolidation, and ultimately office restructuring or closures?
4. How is overlap between two organizations handled?
Rationalization is inevitable, and it’s a question of if and when many overlapping features will be merged, consolidated, or removed. What stays and what goes impacts the operational aspects of Anywhere and the day-to-day work of offices and agents.
5. What about compensation and fees?
Will the Compass agent compensation structure also apply to Anywhere agents? How will this merger affect current agent compensation and the fees agents pay for the Anywhere brand? Will their fees increase? Will I have to pay for tools and services I didn’t have to pay for before? Will I need to sign a new independent contractor agreement that reflects Compass’ policies and procedures?
6. Who is who in the new paradigm?
It is said that each brand will maintain its own path and continue its own activities, but it is necessary to understand who is who in the newly combined company. Therefore, Anywhere agents will need a description of their new parent company.
Compass 101 is essential for understanding the organizational structure, the different departments, who does what, and what services and tools are offered or integrated into Anywhere agents.
7. What will happen to my relocation and referral network?
Now that the merger is complete, what’s in store for relocation businesses and broker-to-broker referral networks? Will Compass be integrated into the Anywhere Leads group to serve corporate relocations, partnerships, and broker-to-broker referrals?
Will the broker-to-broker network expand to all Compass-owned brands, effectively making it one of the largest broker-to-broker referral networks in the country?
8. Should Anywhere agents employ Compass technology?
Compass has always promoted itself as a technology company that sells real estate. It was stated that Anywhere agents have access to Compass’ technology stack. Will Compass eventually retire Anywhere’s tools and technology to streamline the system to make it easier and more efficient for agents and Anywhere employees?
9. Will franchise networks be affected by the merger?
How will Compass manage franchise relationships? Will some or all of the existing Anywhere leadership that manages these relationships be integrated? Will franchisees continue to operate their offices independently using their own platforms, or will they need to be integrated into Compass’ systems?
10. What happens with private listings?
Will Compass use this merger as leverage for a privately listed network, as many are speculating? How will the merger affect how listings are displayed, syndicated, or prioritized? Could this result in more sellers working with agencies affiliated with Compass Brands looking to increase off-market exposure before choosing to go public?
11. How does the Compass-Zillow lawsuit affect the Anywhere brand?
Speaking of private listings, let’s take a look at what sparked the fight between these two companies. As a protracted legal battle unfolds over seller selection and portal obligations, what lasting impact will this case have on all brands under the Compass umbrella?
If Zillow decides to flex its power and prohibit Compass-related products from appearing on its platform, could that potentially negatively impact Anywhere brand inventory and agents’ ability to provide exposure across Zillow?
12. How does Compass work with NAR, MLS, and state and local entities?
This merger is sure to have a significant impact on the overall MLS platform used by real estate agent associations and Compass affiliated agents across the country. Will Compass’ massive size give them more influence over when, how, and where their listings appear? Will agents affiliated with Compass leave their memberships in these associations, or will they feel they need to be members anymore?
13. How will the rest of the industry be affected?
What will this merger mean for Compass and how will it shape the way real estate policy and procedures are shaped at the local, state and national levels? Will they become an influential voice not just in Washington, D.C., but across key markets such as New York City, Southern California and South Florida? How will their dominance as a major market player impact the agency?
Now that the merger is complete, will this spur acquisition and consolidation activity among other brands? Will some Anywhere brand franchises opt to exit and merge with companies other than Compass? Will this merger be a game-changer post-Commission lawsuit?
The company’s combination of strength and scale gives it significant influence on many levels, including finding the best vendors, platforms and products to make it a noteworthy company in the industry.
After all, there’s still a lot left to see. With so much going on behind the veil, Anywhere agents are based on the principle that we need to know until we know.
