Real estate agents and brokers are implementing AI, and while AI is now “nearly ubiquitous” at major brokerages, many of the companies implementing AI are primarily used to write property descriptions, We use AI for relatively simple tasks, such as creating large volumes of marketing materials.

OpenAI and Sidekick executives spoke Wednesday at Inman Connect New York about how to sift through data from multiple listing services to find listings and create market reports, analyze contracts and spreadsheets, and identify listings from photos. “What’s possible is really up to you,” said Michael Martin, co-founder and co-CEO of Sidekick. “With these tools, there are no ceilings or walls, right? You are limited only by the number of questions you want to ask and how deep you want to dig.”
Sidekick is an AI assistant built on multiple application programming interfaces (APIs) and models to support real estate agents and boasts integrations with some of the largest MLSs in the country.
This includes BeachesMLS and The MLS in the Los Angeles metropolitan area, which is currently offering Sidekick for free to help customers affected by the wildfires.
“Agents who traditionally focused on the sales market are now becoming experts in the Los Angeles rental market,” Martin said. Ashton Summers, account director for OpenAI’s Enterprise Go-To-Market team, said, “New inference models like OpenAI o1 will outperform generative AI tools like ChatGPT built on large-scale language models. That’s what stands out.”
While large-scale language models are good at sifting through and summarizing mountains of data, OpenAI believes that inference models are sophisticated tools for following chains of thought to analyze and tackle complex problems. They advertise that they are great at implementing strategies.
Summers said that when you ask an inference model to improve conversion rates on a real estate website, you end up going “down a lot of rabbit holes” to find solutions to test and evaluate.
“Inference models can actually think through problems step-by-step. They’re also very good at understanding when to take action when given a task,” Summers said. spoke. “So you can incorporate this into things like email, spreadsheets, calendars, and so on, and you can actually respond to fairly complex requests.”
While many agents use ChatGPT to create marketing materials, a recent Inman Intel study found that a smaller group of “AI power users” are using ChatGPT for more complex tasks such as contract creation, automation, and more. “The speed at which all of this is happening is really amazing,” Summers said of the evolution of AI models. “I think one of the key lessons is that it’s really important to stick with tools once they come out, and I push myself to do that every day.”
OpenAI has announced a new model called Sora that can generate videos from still images and text input. Drag a listing photo of a customer’s home basketball court into Sora and ask it to create a video of someone dribbling a basketball, and the still image will come to life.
“Imagine you’re an agent and you want your listings to be interactive rather than just static images,” Summers says. “You no longer need to hire an entire video team to provide a great experience for your customers.”
