Rick Guerrero speaks with AI strategist Carrie Soave to share a step-by-step social media plan that lets you batch and deploy content on your schedule.
For most real estate agents, social media feels like something they have to do, but one they rarely enjoy doing on an ongoing basis.
They know that buyers and sellers are looking online. They know that content matters. But between customers, family, and running a business, creating posts every day can quickly become overwhelming.
That’s why my conversation with AI strategist and real estate entrepreneur Carrie Soave stood out.
Step-by-step social media content calendar strategy
Soave didn’t talk about AI in theory in this interview. She showed step-by-step how agents can create a complete 30-day social media content calendar in about an hour using custom-trained AI tools. It’s not just an idea, it’s an actual hook, a short-form video script, and a call to action that you can actually read from a teleprompter.
One of the biggest lessons was why most agents struggle with AI in the first place. Tools like ChatGPT are powerful but broad. Without clear direction, context, and examples, the output often feels generic or unusable. Soave solves this problem by building a custom GPT that does one job very well. So agents don’t have to learn prompt engineering to get results.
During the live demo, we built our content around a very specific audience: Virginians, first-time homebuyers in the Atlanta area. From that single input, the system created an ideal customer profile, identified the buyer’s real fears and questions, and translated them into a complete 30-day content plan designed for Instagram, TikTok, Reels, and YouTube Shorts.
From there, a camera-ready script was generated with a powerful hook and a simple call to action. This is the kind of script you can load into your teleprompter, start recording, and move on with your day.
We also talked about how content actually leads to business. Soave explained how they use tools like captions for quick edits and ManyChat, which automatically converts comments and DMs into actual conversations and bookings. The goal is not just to post, but to move people from social media to your system.
The biggest takeaway from this conversation was simple. AI doesn’t do much more than that. It’s about removing friction from what agents already know they should do.
AI can be leveraged when used correctly. And leverage creates freedom.
If you’re an agent looking to grow online without using your phone, this conversation is worth your time.
