Most real estate agents think they need to hire a marketing assistant to take their marketing to the next level, but the bigger issue isn’t staffing. It’s a system.
Agents often believe that better marketing requires more time, more people, or a bigger budget. In reality, the biggest gap is usually strategy. That means we know how to research buyers, post listings, create a marketing narrative, and build consistent content around it.
That’s where artificial intelligence is quietly changing the game.
Tools like ChatGPT, Grok, and Claude are beginning to serve as on-demand marketing assistants that can help many agents do what they previously didn’t have access to: research, strategy, and execution in minutes.
What about the prey? AI only works if you know how to ask the right questions.
Over the past year, I’ve been teaching agents how to use AI in their business, and I’ve found that a few simple prompts consistently generate the kind of work agents typically assign to marketing assistants.
5 AI prompts for a full-time marketing assistant job
Here are five prompts that can make your agent’s marketing workflow much more efficient.
1. Market Intelligence Prompts
A good agent understands who the actual buyer is before writing marketing copy. This prompt turns the AI into a quick research assistant.
prompt:
I work as a real estate market strategist.
Analyzing the housing market for buyers [city or ZIP code]. Identify the three buyer profiles most likely to purchase a home in this area.
Each profile includes:
Lifestyle motivations What you value most in your home Budget sensitivity Emotional factors that influence purchasing decisions
We then recommend how real estate agents should position their listings and marketing to attract these buyers.
Why this works:
Most listing marketing starts with a home. Powerful marketing starts with the buyer. This prompt helps agents determine who they’re actually talking to before creating marketing content.
2. Pricing and positioning prompts
Luxury brands rarely launch a product without first deciding how to position it in the market. Lists should be treated similarly.
prompt:
Work as a real estate marketing strategist.
Based on the property details below, we will identify the ideal buyer demographic for this home and recommend the best marketing positioning.
include:
The lifestyle story that anchors the property The key emotional selling points The most important features to highlight in marketing How should this home be differentiated from the competition?
Property details:
[paste listing details]
Why this works:
This prompt lets you create a marketing strategy first, rather than immediately creating a listing description. This helps agents move from feature lists to intentional storytelling.
3. List description prompt
Once your positioning is clear, AI can create a strong first draft of your listing description in seconds.
prompt:
Please write an attractive real estate property description for the following property.
Rather than simply listing features, focus on the lifestyle, emotional appeal, and living experience of the home.
Target buyer profile:
[insert buyer profile]
Property details:
[paste property details]
tone:
It’s sophisticated, descriptive, and engaging without sounding pretentious.
Why this works:
Many of the MLS descriptions are like technical specifications. A strong property description helps buyers imagine living in your home. AI can quickly generate sophisticated starting points that agents can refine and personalize.
4. Social media campaign prompts
Most listings are sold in a single post. The best-performing listings are sold as campaigns. This prompt works like a mini social media manager.
prompt:
I work as a real estate social media strategist.
Create a social media campaign consisting of seven posts to promote your new listing.
Include the following posts:
“Coming Soon” teasers Lifestyle-focused posts about the home Neighborhood highlights Behind-the-scenes agent posts Open house promotions Buyer-focused video or reel concepts Final call-to-action posts
We provide caption ideas and suggested visuals for each.
Why this works:
Instead of competing with ideas every day, agents can instantly create a complete content plan for their listings.
5. Neighborhood Farming Prompts
One of the most powerful uses of AI is to help agents think more strategically about long-term lead generation.
prompt:
Act as a real estate growth strategist.
Analyze the neighborhood of [insert neighborhood or ZIP code]. Identify the profiles of homeowners most likely to sell within the next 1-3 years.
Then, design a 12-month neighborhood marketing strategy that will help your real estate agent become the go-to listing expert in your area.
Include the following ideas:
Educational content Local market updates Community engagement Social media or video topics Events or relationship-building opportunities
Why this works:
Most farming strategies rely on common postcards and their repetition. This prompt helps agents think about farming as a long-term relationship strategy.
Real change: AI as an invisible assistant
Artificial intelligence is not meant to replace the relationship-driven aspect of real estate. In fact, its importance is increasing.
The real opportunity for AI is not in automating client interactions, but in removing the behind-the-scenes work that often slows agents down. Market research, content planning, listing marketing, neighborhood strategy, and more can now be done in minutes instead of hours.
When agents learn how to use AI as a thinking partner, they can spend more time doing what makes them valuable: advising clients, building trust, and guiding important decisions.
In working with agents across the industry, we’ve found that the agents who benefit most from AI aren’t the ones looking to automate everything. They’re just learning how to ask better questions.
And in some cases, just five well-written prompts can be the difference between being overwhelmed and being efficient.
